CP1 limited (CPK) is a investor in property development, financial services and commercial land management. Its key asset is the Martha Cove development, which is complete. CPK is one of the largest non-bank loan provider. It generates over $3B annually in loans for investment purposes such as property development and business finance. CP1 Limited was incorporated in March 2002 and listed on the ASX in January 2003. The company's core activities revolve around property development and financial services.

The Company, along with its subsidiaries, operates in two segments: property, which includes property development and land sales, and hotel, which includes hotel ownership and management. Marina Cove Pty Ltd is the Company’s wholly owned subsidiary. On May 2, 2008, the Company acquired the remaining 49% of shares in Azzura Pacific Resort Pty Ltd. Azzura Pacific Resort Pty Ltd owns a 2.5 hectare amalgamated site in Surfers Paradise in Queensland. In March 2009, the Company completed the divestment of its 50% shareholding in MP Pacific Investments Pty Ltd as trustee of the MP Pacific Investments Unit Trust (MPI). MPI was a joint venture (50% interest held by CP1 Limited), which owns and operates the Waves Motel at Byron Bay in New South Wales.

The Martha Cove development project is an integrated harbour residential development at Safety Beach, Victoria. The development comprises detached homes, dry and waterfront allotments, villa style residences, a resort hotel and retail facilities, including restaurants. CPK's new project is the Mercure Resort site on the Gold Coast. The property is one of the largest prime redevelopment sites available on the Gold Coast.

Major competitors of CP1 would be other financial diversified trusts on the market that focus on capital property growth in commercial, industrial and retail sectors. Customers would consist of companies, that is, tenants offering to lease the property, retail and car park spaces within the buildings of the property portfolio.
